Gulf Construction Contracts Roundup: Early August 2026 Awards Signal Sustained High-Rise and Data Center Demand

2026-08-08 10:00:00
Early-August 2026 Gulf construction roundup: Trump Tower Dubai podium, Nourelle groundworks, Makkah residential towers and mall MEP, Quality Valley Riyadh PPP, and data center contracts in Qatar and Dammam. What the awards mean for steel, scaffolding, and shoring suppliers.

A busy first week of August across the Gulf

The opening week of August 2026 delivered a fresh round of construction awards across the GCC. In Dubai, Dar Global awarded Gulf Asia Contracting the podium works contract for the Trump International Hotel & Tower on August 6, while Meraas awarded the groundworks contract for its Nourelle residential development at Madinat Jumeirah Living a day earlier. Saudi Arabia moved in parallel: Dar Al Majdiah signed a $106 million development agreement for residential towers at the Masar Destination in Makkah on August 5, and ZODCON, a SENAAT subsidiary, secured a SAR 232.74 million MEP contract for the Makkah Mall project on August 2. Riyadh's pipeline widened as well, with eight bidders qualified for the Quality Valley PPP project on August 4.

Direct Answer: What do the August 2026 Gulf contract awards mean for construction suppliers?

The early-August awards confirm that high-rise residential, hospitality, and data center construction in the Gulf is converting from pipeline into signed contracts. Each tower and podium award translates into near-term demand for structural steel, cantilever scaffolding, formwork shoring, and loading platforms. Access and temporary works packages typically go to tender one to two quarters after the main contract is signed, so suppliers should be positioning on bidder lists now.

Data centers move from plan to contract

A second track ran through the week. MEEZA secured a QAR 1.6 billion financing facility from Dukhan Bank on August 3 to expand its Qatar data center capacity. The following day, solutions by stc awarded a $97 million contract to Center3 for a data center development in Dammam, and Al Moammar Information Systems signed a framework agreement with Aramco for data center leasing services on August 5. Data centers are concrete-heavy builds with large floor plates, and their shell phase consumes substantial shoring and access equipment before a single server arrives.

What this means for scaffolding and steel buyers

  • Watch the award-to-procurement lag. Temporary works packages follow main contract awards by roughly one to two quarters. The towers signed this week will be tendering cantilever scaffolding and facade access packages into late 2026 and early 2027.
  • High-rise residential drives cantilever demand. The Makkah and Dubai residential towers will run repeated facade cycles, which is exactly the duty profile of tie-rod cantilever systems with reusable beams.
  • Data centers need heavy shoring. Large floor plates mean high slab loads during the shell phase, pulling demand for adjustable props, material loading platforms, and heavy-duty couplers.
  • Lock supply early. China's steel exports fell 4.4% year on year in January to July, GMK Center reported on August 7. Export capacity is tightening while Gulf demand converts to contracts, so confirmed projects benefit from fixing prices and production slots ahead of the tender wave.
